Community Websites

Excel Bradshaw Management Group, LLC has the ability to set up and maintain a dedicated website for your community.  This website will house all of the important information for your community including community rules, services, management contacts, important announcements, sales/leasing applications, floorplans and more.  The website will also have a secure, password protected area for the Board to take advantage of our digital storage of sensitive documents.  These documents will include minutes, yearly financials, budgets, paid bills, bank statements and more.

Digital Reporting

Excel Bradshaw Management Group is always striving to create a more transparent work flow and relationship with our clients. We routinely send monthly documents as well as on demand requests via e-mail in PDF form. This will lower the operating costs (and will be easier on the environment) while enabling you the flexibility that you need in order to properly get a sense of where your building stands at any given moment.

Financial Reports

Excel Bradshaw Management Group takes your usual financial reporting and goes one step further. We operate our monthly reporting on an accrual basis. As a result of this, you’ll receive not only a cash update for any particular date, but you’ll also receive real time reporting showing your actual position taking into account your payables (broken down into 30-60-90-120+ increments), receivables and arrears. Because all of your prior months invoices and payments will be booked, accrual-based reports will allow you and your Board to have a better idea of where you stand at any given time and can help you prepare better for the future.

Physical Plant

From the basement to your roof our priority is maintaining and improving your existing structure. Oversight of your building staff and enabling employee relations to ensure maximum productivity is our number one goal. Excel Bradshaw Management Group will create and maintain an ongoing 5-10 year physical plan for each building. By investigating the building’s equipment and the expected life and maintenance of each of these items, we can help the Board / owner properly plan their budget for years in advance. We’ll also be able to offer you cost-saving options on all aspects of running your building from your boiler / heating mechanisms to the facade and envelope of the building.

Professional Management

Your assigned property manager will attend all monthly Board meetings and special meetings for the building. Drawing on our vast experience with all areas of property management, your building will always have your agent’s informed opinion on the various topics that come up on a regular basis.

As one of the most important aspects of property management, resident relations remains a top priority for Excel Bradshaw Management Group. Ensuring that transparency is maintained and communication occurs with your residents is a vital aspect in running your building efficiently.
